Documents You Need When Buying Property in Delhi NCR

A general checklist of the paperwork worth verifying on any residential or commercial purchase in Delhi NCR, including Najafgarh and Dwarka.

Whether you're buying in Najafgarh, Dwarka, or elsewhere in Delhi NCR, the core documentation you should verify before paying any money is broadly the same. This isn't legal advice for your specific transaction - always get independent legal review - but it's a useful starting checklist.

Title documents: the sale deed (or the full chain of sale deeds going back as far as practical), showing an unbroken, properly registered transfer history to the current seller. Any gap in this chain is worth investigating before you proceed.

Encumbrance certificate: this shows whether the property has any registered loans, mortgages or legal claims against it. Get a current one - don't rely on an old copy the seller provides.

Property tax receipts: recent receipts confirm there are no outstanding dues that could become your liability after purchase, and that the property is correctly recorded with the municipal authority.

Land-use / conversion status: particularly relevant for plots in areas like Najafgarh that have transitioned from agricultural use - confirm the land is approved for the use you intend (residential, commercial) rather than assuming based on how it's currently being used.

Occupancy and completion certificates: for built apartments and floors, these confirm the construction was approved and inspected as complete, which also matters for utility connections and, in some cases, for getting a home loan.

No-objection certificates: depending on the property, you may need NOCs from a housing society, a builder, or in some cases a bank if the property was previously mortgaged.

Building plan approval: for independent floors and standalone construction, check that what was actually built matches an approved plan - unapproved construction can create complications later, including with loans and resale.

This list is a starting point, not a substitute for a lawyer reviewing your specific property. If you're evaluating a property in Najafgarh or Dwarka and want to talk through what applies to your situation, get in touch with us.
