Buying a Plot in Najafgarh: What to Check Before You Pay Token Money
A practical checklist for anyone about to pay token money on a plot in Najafgarh - title, conversion status, and what to verify before you commit.

Najafgarh has a lot of plotted land on the market, much of it converted over the last couple of decades from agricultural use to residential and commercial. That history is exactly why buyers need to slow down before paying token money - a plot that looks straightforward can carry title or land-use issues that only show up once you dig into the paperwork.
Start with the title chain. Ask for the complete ownership history, not just the current seller's documents, and check that each transfer in the chain is properly registered. Gaps in the chain, or transfers that were never registered, are the single biggest source of disputes on Najafgarh plots later on.
Next, confirm the land-use and conversion status. Because so much of Najafgarh was agricultural land, some plots may not have gone through a formal conversion to residential or commercial use, which affects what you can legally build and whether you can get a loan against the property. Don't take a seller's word for this - ask to see the conversion order or check with the relevant municipal authority.
Check for encumbrances and dues. A plot can look clean on paper while carrying an unpaid loan, a pending court case, or unpaid property tax that becomes your problem the moment you buy. An encumbrance certificate and a fresh property tax receipt are worth the time before you pay anything.
Measure before you pay, not after. Boundary disputes are common on plotted land in transitioning areas, and a survey (even an informal one with the neighbours present) can save you a much larger argument later.
Finally, get an independent lawyer to review everything, even if the seller or broker provides documentation. Paying for an hour of legal review is inexpensive next to the cost of a bad title.
